Elevation Certificates

An elevation certificate documents the elevation of a structure or building. A lender or homeowner’s insurance carrier may ask for an elevation certificate when a building, property, or proposed construction site is within the mapped FEMA projected flood limits. An elevation certificate requires a field survey to determine elevation at the site and to record key elevations.


Boundary Survey

A boundary survey is done by a professional land surveyor and determines the property lines of a parcel of land described in a deed – or legal description. It also describes any easements or encroachments and may show any state or locally imposed limitations. During a boundary survey, a surveyor locates the property as it relates to other nearby properties.

Topographical Survey

A topographical survey documents the topography of a property, usually documented in two-foot increments or contours. These types of surveys are often required by an architect or civil engineer for design purposes.


Lot Split

A lot split is done when it is necessary to divide a property into two or more lots for the purpose of sale, financing, or lease of the property.


ALTA Survey
 

An ALTA/ACSM survey is a legal description of a property and is often required by a lender. ALTA is the American Land Title Association, which is the national trade association for the title insurance industry.  ACSM is the American Congress on Surveying and Mapping, and together these organizations have adopted the standards for preparing and completing land title surveys. ALTA/ACSM surveys are complex surveys that show the location of buildings, boundary lines, encroachments, and any easements on a property.  ALTA/ACSM surveys are usually required in the purchase of commercial properties.
